The emotional side of selling

If you are thinking about selling your home in Saskatoon, you may not realize or have anticipated the emotional hurdles that the process involves. Most likely, your home is a place that draws many fond memories and you begin to get sentimental. This is what happens to most, especially if your house has been your home for a number of years.

The battle of being sentimental and practical and seeming your house through a buyers eyes is a tough one and if you can prepare yourself mentally for the process, it won’t be a factor in causing your home sale to delay.

Unattach. Sellers have a tendency to overprice their homes especially if you are overly attached to the home. They often believe that the right family will be willing to pay more after falling in love as much as they are. It’s best to have an experienced real estate agent such as myself give an opinion as to price. You must think logically and by using comparables it will allow you to price your home given the current market conditions and not giving it a price of what you think it should be worth.

Staging. Setting the stage in your home is important. Go beyond simple repairs and cleaning when preparing your home to go on the market. Create an impression that buyers will take notice of and try and remove some personal effects like photos. Create a space that buyers can see themselves living, instead of being unable to see past your stuff and clutter.

Negativity. The more showings you have, the more likely you are to get some criticism about your home. Buyers may offer much less than what you were expecting and flaws may be brought up during negotiations. Don’t take offense. Rejecting what you think is a too low of an offer because the buyer isn’t serious may cause you to wait and wait and wait more for one that is better. The longer you wait, the less likely you will be to get your asking price. With skillful negotiating, I can turn a disappointing offer into a deal where you both win.
